Electricity
Provider: Metropolitan Electricity Authority (MEA) for Bangkok
Most landlords handle electricity setup, but check whether your condo charges government rates or marked-up rates — the difference can be 2-3x. If the account is in your name, visit the local MEA office with your passport, rental agreement, and proof of residence. A refundable deposit is required. Pay via bank apps, 7-Eleven, or online.
Water
Provider: Metropolitan Waterworks Authority (MWA) for Bangkok
Water is usually included in building management for condos. Standalone houses need separate MWA registration. Water bills in Bangkok are relatively low — typically 100-300 THB per month for a household. Payment through the same channels as electricity.
Gas
Thailand has no mains gas supply. Cooking gas comes in refillable canisters delivered to your door — suppliers provide regular refill service. Many modern condos use electric stoves instead, so check your kitchen setup before arranging gas delivery.
Internet
Major providers: True Online, AIS Fibre, 3BB
Fibre optic broadband at 100 Mbps to 1 Gbps is available in most Bangkok areas. Setup takes 1-3 days after signing up. You'll need your passport and proof of address. Costs range from 600-900 THB per month for high-speed fibre — excellent value compared to most Western countries.
Mobile Phone
Providers: AIS, TrueMove, DTAC
SIM cards must be linked to your passport (Thai law). Purchase SIMs at any 7-Eleven, provider shops, or airports. Both prepaid and postpaid options are available. Mobile data is extremely affordable in Thailand — unlimited plans start around 300-600 THB per month.
Banking
Major banks: Bangkok Bank, SCB (Siam Commercial Bank), Kasikornbank (KBank)
Requirements vary but typically you'll need your passport, work permit or proof of address, and sometimes a Thai phone number. Mobile banking apps in Thailand are excellent — you'll use them daily for payments, transfers, and even paying street food vendors via QR code. Essential for utilities, rent, and daily expenses.
House Registration (Yellow Book)
The Tabien Baan (house registration book) is an official document acknowledging where you live. Apply at your local district office (Amphoe/Khet) with your passport, visa, rental agreement, and landlord's house book. It makes accessing utilities, telecommunications, and internet services easier and serves as proof of address.
TV and Streaming
Cable/Satellite: TrueVisions is the main provider
Streaming services including Netflix, YouTube Premium, Viu, and WeTV are all available in Thailand at local pricing. A VPN may be useful for accessing content libraries from your home country.
Furniture and Home Goods
Budget: IKEA (3 Bangkok locations), Index Living Mall
Mid-range: HomePro, Thai Watsadu
Premium: Crystal Design Center, DM Home
Most stores offer same-day or next-day delivery in Bangkok. Chatuchak Weekend Market is excellent for unique and affordable home accessories.
Important Registrations
TM30 reporting: Your landlord must report your stay to immigration within 24 hours of move-in.
90-day reporting: Foreigners must report their address to immigration every 90 days (can be done online at tm47.immigration.go.th).
Emergency numbers: Police 191, Ambulance 1669, Fire 199, Tourist Police 1155.
